    1. GENERAL DETAILS:

    A. Name of Project:

    Aircraft hangar, Casement Aerodrome.

    B. Building Description:

    The proposed building is a portal framed structure to accommodate aircraft and the offices, storage, administration and associated areas required by the personnel who look after the aircraft.
    A building with a gross floor area of approximately 1,500 sq.m. is envisaged.
    The site area was previously occupied by a large, World War 1 era, steel framed hangar that was recently demolished. Half of the ground slab from the building, the foundations in the same area and the underground services were retained. It is intended to re-use the slab area in the new building and, if possible, re-use the foundations to support the new portals and the perimeter skirt wall. If this is not possible a new substructure shall be provided where necessary and any of the old one interfering with the new layout shall be removed. It is envisaged that some new substructure will be required even if full use of the retained ground work is possible. Repairs to the surface of the slab are also envisaged as being necessary.
    The building envisaged is a steel framed structure, clad generally and roofed in insulated composite metal sheeting. Translucent roof panels shall be provided to allow maximum use of natural lighting. It is envisaged that a blockwork skirt wall will be provided to the side walls of the hangar area and, if possible, to the gables to provide a more robust finish at ground level (up to 2.4m above internal slab level).
    The structure of the hangar shall be protected to achieve a one hour fire rating so that time is available to remove aircraft in the event of a fire.
    The maximum allowable height above ground level of any part of the building is 8m. A minimum height of 5.5m shall be available in any part of the aircraft parking area.
    A proprietary hangar door shall be provided in one gable and an insulated roller shutter goods entrance door in the opposite one. Both of the doors shall be primarily electrically operated but have a fallback manual mode. The ancillary areas required are offices, toilets (male - two cubicles and two urinals, female - single cubicle), a technical library and a secure storage area. Areas for plant and equipment (e.g. boiler, compressor and switchrooms) shall also be provided.
    With the exception of the store, the other areas shall be separated from the general hangar area by a fire compartment barrier. The library shall be protected to a 60 minute standard and the other areas to a 30 minute standard. It is envisaged that the walls to these areas will be built off the slab using either lightweight blockwork or studwork finished with reinforced plasterboard sheeting. The fire compartment shall continue across the ceiling of the offices.
    The offices and ancillary areas shall be provided with windows to reduce the requirement for artificial lighting. Windows shall be aluminium framed and either double or triple glazed for energy efficiency reasons. Window casements shall be lockable and internally glazed for security reasons. Borrowed lights shall be provided as indicated on the drawing to allow observation of the general hangar area.
    All internal surfaces shall be painted out to prevent the accumulation of dust in the air. The concrete slab shall be levelled and filled before finishing off with a floor sealer / paint that will provide a durable coating that will resist damage from fuel, coolants, hydraulic and other fluids that may leak from aircraft or by water dropping off wet aircraft after they are rolled in. Particular care shall be taken with the finishing of the slab generally and any drains at the hangar entrance to avoid sharp edges or protrusions that might damage the small diameter high pressure tyres fitted to the aircraft that will be based in the building.
    The main entrance door sizes, areas of accommodation required and general layout are shown on the indicative plan issued with these tender drawings.
    Energy efficiency and future running costs of the building are a high priority for the Client. An energy efficiency report showing the options available to the Client to minimise future costs and the associated capital costs shall be submitted as part of the Cost Plan submission in Stage 1 and, upon completion of the building, a Building Energy Rating certificate shall be included in the documentation provided to the Client.
    Attention is drawn to the exposed location beside the airfield and the requirement to ensure that the structure is designed to withstand the weather conditions, particularly when the large doors are open, and that arrangements for personnel entrance doors include protection and restraints to stop them being damaged by the wind. Attention is also drawn to the presence of other buildings close to the site of the proposed one and the need to ensure that fire transfer risks between the new and the old are allowed for in the design.
