    No it was a standard fitout in the Apartments for a housing association. Having worked in the industry and have seen what unrealistic time frames and cost cutting can do to a project, I would prefer quality over quantity. Especially when people have to sleep in them at night.

      While I am all for making more and more use of RDF skills I do not think that the building of an accomodation block is a task that is suitable for bringing in RDF labour on a part time basis.

        Quality is improved with prefabricated room pods being manufactured in factories with quality assurance mechanisms. You’ll get less quality having trades on site.

        5 star hotels use room pods.
        Luxury apartments use room pods.

        Equally, budget aparthotels use room pods.

        Building technology and construction methods have moved on from brick laying

          15 stories - 6000sqm - office tower - 600 person capacity

          Project cost €20 million

          Planning granted end of May 2019

          The Sod turning happened yesterday 11th March 2020

          Completion date is December 2021

          Total construction time 22months.

          Total project time 36months - inception to completion

            That is a standard time frame for Practical Completion on a standard Commercial Shell and Core project. Does it have any tenants signed up yet? If not then the Tenant's fit out requirements could add a few months to the actual completion and occupation dates.

              I have heard that loads of times over the years infact I'm sure someone said something simmilar to the pharaohs when the pyramids were built. All you have to do is look at Ronan Point or most recently Grenfell Tower to see what hapens when you put all your faith in "new technologies" and it goes catastrophicly wrong .

                    OK then you want a modern tale of when clients get to involved and a project goes tits up, here you go.



                    And that's not a isolated case in the industry, I have experienced a number of things that sometimes I have thought about writing a book.

                      You’re proving my point. Don’t let the DF Engineers anywhere near the project. Hire a professional PM, contract a company who have proved they know what they’re doing and provide the money for the build.

                        The DF Engineers won't be the ones you want to keep away from the Project, its the Property Management Branch of the DoD (I.e. the ones who control the money) you want to keep away.

                          Just a few points; a. The Defence Engineers oversaw the OM in Haulbowline , also the Ratings Mess Complex, the redo of the Gym/Indoor range/ Seamanship bay for conversion to a more modern Gym, New billets at the Martello Tower, New workshops in Naval yard. They get quite a few star comments, especially the Ratings mess.
                          b. The new build at Haulbowline is to be within the preserved shell of a Victorian Limestone Building, some podding might be useful, but pick contractors carefully, as there are many buildings around that were designed to be cheap on tender and grew legs to get an acceptable standard of finish. Safety in modern projects and the materials used must be analytically selected. There was a time when asbestos was the answer to fire safety etc.etc.
                          c. If you want to induct temporarily, from the reserve or otherwise, people with high level skills, such as Civil Engineers, Surgeons, IT specialists, procedure specialists of any type, then you must pay them their profession's going rate with an agreed specialist rank structure for the period of service.

                            Five acres of Defence Forces land in Bray Co Wicklow is being 'transferred' (not sold) to Wicklow County Council for housing.
                            Given its location, I would say it would easily fetch €5 million on the open market, money that the cash strapped Defence Forces badly need.
                            Business as usual at the useless DoD and from the part-time Minister.

                            Five acres of land in Bray, formerly used by the defence forces, is being transferred to Wicklow County Council for housing.

                                As far as I know it’s leased not owned

                                There was a plan to build a new courthouse (since built elsewhere) and homes there about 15 years ago. Lots of objections
